Application Steps

  1. Complete the following:
    • Fill out the application form below
    • Pay a non-refundable $20/person application fee
    • Send pictures of the 3 IDs below to: 858-598-3830 or sdsurent@gmail.com
      • your student ID (previous one if you graduated recently)
      • your driver’s license (or passport if no driver’s license) — can be together with student ID
      • guarantor’s driver’s license (unless you do step 5 below)
  2. Pay the initial security deposit to hold the house. This deposit will be credited towards the total security deposit which equals to 1-month of rent. (This step may be done in parallel as step 1.)
  3. You will receive an email containing the Background Check Authorization and Security Deposit Agreement. Open and follow the instruction to e-sign. (If not found, check the spam box first.)
  4. After (or while waiting for) positive background check feedback, you and your guarantors will receive the Lease (template) for e-sign.
    • For page 6 of the lease, where guarantors are required to sign, each tenant and his/her guarantor will sign their own copy of that page — i.e. each guarantor only guarantees the rental payments of his/her own child/principal.
  5. Financial document required if a) you do NOT want any co-signer to sign the lease; or b) you are an international student. Please still fill the Parent/Guarantor info in the form below for emergency contact purpose.
    • two most recent pay stubs + last year’s W-2
    • two most recent months’ bank statements (full pdf) showing sufficient savings
    • other relevant financial document: student loan, parents’ bank statements/letter-of-support
  6. Note:
    • Rent for each person shall be decided by the group (based on room size, bathroom, etc)
    • Security deposit shall be split evenly among the group
